When does a Houston roof expire?
While many asphalt shingle manufacturers advertise up to a 30 year life span, the reality in Houston is often shorter. Constant UV radiation and thermal expression can cause shingles to become brittle faster than they would in milder climates.
If your roof is between 15 and 20 years old, it is entering the danger zone. At this age, the chemical oils in the shingles have likely evaporated, making them prone to cracking and unable to seal properly against the wind.

Are your shingles losing their protective shield?
Take a look at your gutters. Do you see a significant amount of sand-like debris?
Those are shingle granules. Their job is to protect the underlying asphalt from the sun. Once they wash away, the asphalt is exposed, and the shingles deteriorate.
You should also look upward for “cupping” or “clawing” where the edges of the shingles begin to curl upward or inward. This is a sign of extreme heat fatigue. When shingles lose their flat profile, they become easy targets for the high winds common in our thunderstorms and tropical systems, leading to sections of the roof being stripped away entirely.
Is total replacement more cost-effective than constant repairs?
There comes a point where chasing and repairing leaks becomes more expensive than investing in a new installation. If you find yourself calling a roofer every time heavy rains hit, you’re paying a premium for temporary fixes.
